Kensington Manor Senior Housing

SITE
A .7 acre site walkable to shopping and other community services, close to Connecticut Avenue and directly adjacent to a Ride-On bus stop.

PROGRAM
Design for the maximum number of apartments plus supporting community spaces and parking for independent seniors allowed by right under the current C2A zoning, which allows a FAR increase for affordable housing. The design should respond to local design standards and context.

SOLUTION
The resulting design consists of 123 one and two-bedroom apartments plus shared community facilities in a five and six-story building wrapped around an open courtyard. Common areas include a large multi-use room with a warm-up serving kitchen, an exercise room, a crafts room, a wellness office, a meeting room, laundry, a roof deck and management offices. Sixty-two parking spaces and a loading area are provided in an underground garage. In order to create a transition from the seven-story building to the East to the three-story building to the West, the building mass steps from six stories down to five along Knowles Avenue.
