SITE
This existing apartment building is located in a residential neighborhood within walking distance to retail, recreation and Washington Adventist University.  It consists of 21 one and two bedroom units.

PROGRAM
Renovate existing units by completely replacing kitchens and bathrooms, HVAC, plumbing and electrical systems, new finishes and replaced windows. Provide new handicapped-accessible unit, Community Space and Management Offices.

SOLUTION
New steel entrance canopies, a “floating” parasol roof and stucco accents play off of the reserved art deco style of this existing apartment block to help transform it into a modern 21st Century building.  This stem to stern renovation includes Energy Star appliances and equipment to help lower utility costs plus green features such as rain barrels to reduce stormwater runoff.  Storage space in the basement was reclaimed with a new entrance and windows opening onto the HC ramp that allowed for a Management Office and Community Room with kitchenette.  Improved site lighting, new fire alarm systems and updated building access contribute to resident’s safety and security.
