SITE:
This existing apartment complex is located in a residential neighborhood near busy Route 1 and consists of 319 one, two and three bedroom units

PROGRAM:
Rehabilitate existing apartment units, update HVAC systems, improve building exteriors and update or provide new community amenities.
SOLUTION:
Existing units were renovated by providing new kitchens and bathrooms, updating HVAC systems and refreshing the exteriors with new prairie-style windows. New entrance gables, address pediments and refurbished grounds with new fencing, streetlamps, dumpster enclosures and landscaping rejuvenated the character of these 1970’s vintage garden apartments. The Pool House was made accessible as part of its renovation and an after school study program was created by opening up and finishing walk-out basement areas. This total rehabilitation effort was crowned by the creation of a new Rental Office that features a fitness room, new staff offices and a vaulted community meeting space complete with a cyber café, kitchenette and fireplace.
