SITE:
This six acre heavily wooded site with steep slopes is adjacent to parkland on two sides and residential and commercial uses.
PROGRAM:
The project was to include 136 two and three bedroom walk-up apartments and townhouses, to be built in two phases. A 100 foot undisturbed area is required adjacent to the parkland in addition to required setbacks from the adjacent residential use.
SOLUTION:
The required setbacks dictated a high concentration of living units in the center of the site. The three storey walk-up apartments have individual entrances giving them an appearance similar to the townhouses. Buildings are arranged to utilize the sloping site so that the third floor apartments are typically only one and a half levels above grade at point of entry..
