SITE:
The property is located one block from the Metro on Georgia Avenue in the Petworth Neighborhood of Northwest Washington, DC. The site is approximately 31,000 SF and falls a full story from Georgia Avenue to the alley at the rear.
PROGRAM:
The program calls for mixed uses to include neighborhood oriented retail at the ground floor, 130 mixed income apartment units above and underground parking. The project is part of a pilot program for the LEED ND (Neighborhood Design) certification.
SOLUTION:
The five-story plus loft residential building which features a central court yard and a green roof, sits on top of the 28,000 SF retail space to be occupied by a community health clinic. Parking for both uses is provided in three levels underground accessed from the alley. The single loaded corridor to the south anticipates a future Phase 2. The front facade features a series of glazed cantilevered bays and a green screen. The building achieves a mix of uses and income to help achieve the LEED ND certification.
