SITE: This historic apartment complex is located in a residential neighborhood within walking distance to retail and public transportation. It consists of 52 one and two bedroom units in four separate buildings and was originally designed to resemble London’s “Pomander Walk” community with entrances facing gardens and is hence the first “garden apartment” in Washington, DC.
PROGRAM: Renovate existing units by providing new kitchens and bathrooms, HVAC, plumbing and electrical systems, new finishes and replaced windows. Provide new handicapped-accessible units, Community Space and Management Office.
SOLUTION: This 1921 apartment building has been designed for modern renovation while preserving and enhancing its historic features including the large and ample fenestration, “mews” styled grounds and detailed brickwork. Handicapped accessible unit and Community Space access is achieved from the rear alleyway with new ramps and covered by new steel entrance canopies. This comprehensive renovation abates the existing building of hazardous materials and also includes green features such as rain barrels to reduce stormwater runoff, low VOC materials and Energy Star appliances and equipment to help reduce utility costs. There is a new Management Office, Community Room with kitchenette and improved Laundry areas in each building. Enhanced site lighting, updated building access and new fire alarm systems all contribute to resident’s security.
